You have a site and now want to design and build a home – what next!
There are number of options open to you, two of which are listed below, there are many more please do not hesitate to contact us at the kit company to ask about more.
Option One – client has architectural drawings
Provide a set of drawings to the kit company and we will provide you with an estimate for the structural design, manufacture and delivery to the site of your new home for your preferred contractor to erect.
Option Two
Now You Have Your Site
Any site that can be built on will usually be fine for timber frame construction. Your site may have special and interesting considerations for foundations, access, etc. but may also offer the opportunity for personal design features, assisted by the flexibility of the timber frame method.
Choosing an Architect
At the kit company we have various architects that we have worked with and used to design properties. Should you want to we could introduce you to an architect suitable to your needs. We would strongly recommend appointing a professional architect, ideally with timber frame experience to assist you in navigating your project.
Liaise with the kit company
We welcome the opportunity to work with clients and their professional team from the earliest stages of the project planning. Our experience means that we can often offer advice that could lead to cost savings or enhancement of the house design.
Initial Thumbnail Sketch Design
This is a stage where client, professional advisers and the kit company can agree the essentials of the project and provide budget costs etc. It is also when unusual design requirements, any difficulties with the site and other issues will start to show and can be planned for - or around!
Design Crystallisation
Once all the initial design issues have been clarified and resolved, to your satisfaction, the architect can now produce accurate drawings.
Apply for Planning Permission
With the accurate drawings your architect will be able to progress the plans for the local authority and your planning and building warrant applications.
Appoint a Project Manager to Co-ordinate the Overall Build Process
We recommend an experienced builder to take overall responsibility for the project, should you want the kit company can assist in finding a suitable builder. Some clients may wish to manage the build themselves using subcontractors they are familiar with and may well have appropriate business or construction industry experience.
Finalise the Design
With your final design you can firm up your quotations from suppliers. At this stage you should also be finalising elements such as kitchens, sanitary ware and other built-in furniture or similar elements.
Programme the Works
The programming of any project is pivotal in its success in both time and expense, the construction of a house is no different. This would usually be done by a project manager. A programme should tell you when things need to be ordered as well as when works are required to be done.
